Moving to Singapore for work can be exciting, but finding the right room or home can feel confusing at the start — especially if you are still in your home country and cannot view the unit physically yet. For many expats, the key questions are usually the same: which area is convenient, what budget is realistic, whether cooking is allowed, and how to avoid rental surprises.

来新加坡工作或生活时,找房往往是第一件重要的事。尤其是还在自己国家、暂时无法实地看房的租客,更需要提前了解区域、预算、房型、是否可以煮饭,以及如何避免租房踩坑。

This guide is for general understanding only. Actual rental availability, landlord requirements and tenancy terms may differ depending on the property, location and tenant profile.

1. Choose the area based on your daily commute

Instead of choosing only by rental price, start with your workplace or school location. In Singapore, MRT access can make a big difference to your daily routine. Areas such as the CBD, Tanjong Pagar, Raffles Place and Marina Bay are convenient for finance and office workers, while Jurong East, One-North, Buona Vista, Changi Business Park and Tampines may suit professionals working in business parks or technology hubs.

不要只看租金价格,建议先根据工作地点或学校位置来选择区域。在新加坡,靠近地铁站会大大影响日常通勤体验。例如,CBD、丹戎巴葛、莱佛士坊和滨海湾适合在市中心上班的人;裕廊东、纬壹科技城、波那维斯达、樟宜商业园和淡滨尼则可能更适合在商业园或科技园工作的人。

2. Check whether cooking is allowed

For many tenants, light cooking or regular cooking is an important requirement. Some landlords allow cooking, while others may only allow light cooking or no cooking at all. Always confirm this before viewing or paying any deposit.

对许多租客来说,是否可以煮饭非常重要。有些房东允许正常煮饭,有些只允许简单烹煮,也有些完全不允许。看房或付押金前,一定要先确认清楚。

3. Decide between common room, master room and whole unit

A common room is usually more affordable, but you may share the bathroom with others. A master room normally comes with a private bathroom and is more suitable if you want more privacy. If you are moving with family, a whole HDB or condo unit may be more comfortable.

普通房通常租金较低,但可能需要共用厕所。主人房一般附带私人厕所,更适合重视隐私的租客。如果是一家人一起搬来新加坡,整套HDB或公寓单位会更舒适。

4. Ask about visitor, aircon and utility rules

Before confirming a room, clarify house rules such as visitor policy, aircon usage, laundry schedule, utility sharing and cleaning expectations. These small details can affect your comfort after moving in.

确认房间前,应先了解访客规则、空调使用、洗衣安排、水电费分摊及清洁责任。这些细节看似小,但入住后会直接影响居住体验。

5. Be careful with deposits and tenancy terms

Before transferring money, check who you are paying, what the payment is for, and whether the landlord or authorised agent is properly identified. For longer leases, ask for the tenancy agreement and read the key clauses carefully.

转账前,请确认收款方身份、款项用途,以及房东或授权经纪资料是否清楚。如果是较长租期,务必查看租约,并仔细阅读重要条款。

6. Use virtual viewing if you are still in your home country

If you are still in your home country, a live virtual viewing can help you check the actual room condition, window view, cleanliness, common areas, MRT access and surrounding amenities before you arrive in Singapore.
